Initially, we must consider the ecosystem as a whole, as it is our asset. This ecosystem is unique on our planet and contains the greatest biodiversity per square meter. It is closely located to the Atlantic Forest. Within a 200 km radius, there are several industrial cities, such as Curitiba, in Paraná (which is internationally renowned for its social, cultural, and environmental projects),  Santa Catarina. There are also historical places like Paranaguá, Morretes, and Antonina, which have been in existence for over 370 years and are well-prepared for tourism.

The coast running along Serra do Mar offers beautiful train rides through mountains and forests of the Atlantic Forest. In Santa Catarina, there are important industrial cities like Joinville, Jaraguá do Sul, and Blumenau, as well as the historic and port city of San Francisco. Additionally, there is the largest theme park in South America, Beto Carreiro World.

Our area is located between two bays, namely Babitonga Bay in Santa Catarina to the south, and Guaratuba Bay to the north in Paraná. There are three ports: Port of São Francisco in Baia da Babitonga, Port of Paranaguá, and the Port of Itapoà, which is considered the number 1 efficiency port in Latin America and is set to receive over 500 million reais in investments for expansion.

On the way to Itapoá, there is a city called Garuva, known as the city of positively radioactivated waters. The famous Quiriri Valley is also located in this area, which is studied by scientists due to the amount of radiation present. A writer named Brian Weiss mentions the importance of this area, which is compared to two other places in Urubamba, Peru, and Nepal.

Finally, on the Estrada do Quiriri, there are waterfalls and rare and exuberant flowers in the middle of the forest. After a challenging road climb, a walk of about 20km uphill rewards with a breathtaking view from an altitude of around 1600m above sea level, where you can see Joinville, Garuva, Guaratuba Bay, Babitonga Bay, and more.


Itapoá's infrastructure is expanding rapidly, in contrast to the city's existing beauty. No beach in the South/Southeast of Brazil offers such potential for real estate exploration as Itapoá. Firstly, due to the complete bathing ability of the place, that is, sea water without any human or industrial contamination.


Itapoá is a name of indigenous origin, which means “stone that appears”. It makes a curious appearance following the charm of the tides, when high it is submerged, when low it is visible for contemplation. The Carijós Indians were the first inhabitants of these lands, the mark of their existence was recorded through the Sambaquis found throughout the municipality. Itapoá belonged to Garuva. Today it is a district with a forum, property registration, etc.


There are 35km of beautiful beaches, spread across five resorts: Barra do Saí, Itapema do Norte, Itapoá (center), Pontal do Norte, Figueira do Pontal, with 100% bathing throughout the year, in addition to our Atlantic Forest reserves, where exotic plants stand out, such as orchids and bromeliads. It also has Monazite sands and the Saí-Mirim and Saí-iguaçu rivers. Equipped with hotel infrastructure, restaurants, clubs and other services of excellent quality, it is above all a developing city, which preserves its traditions, a peaceful place with welcoming people.

Itapoa is a “Touristic and Priority Municipality for Tourism Development” according to the seal granted by EMBRATUR, through the PNMT Tourism Municipalization program, to which Itapoá is integrated, it is also a “Municipality engaged in the Brazilian Tourism Product Quality Improvement program.

Barra do Saí Mirim

Although, with Georeferencing, it totaled approximately 3 million m2, due to the incorporation and peaceful possession. The mother document mentions a size of 1,373,000 m2.


All titles in that region come from a sesmaria given by Dom Pedro II to a Portuguese called Inácio José Cardoso, who provided relevant services to the Portuguese Crown. The sesmaria had approximately 22 million m2 and over the years suffered due adverse possession actions, which is our case as well. Thus, the title of origin of our area is 47 years old, a perfect chain of ownership, without blemishes, given to Dona Vicenta Batista dos Santos who lived there for more than 40 years, given by the judge of law of the District of São Francisco, in 1963.


So there are three different situations that I will explain to you:


The area has 1,400,000 square meters, documented. It is almost four kilometers in front of the Atlantic Ocean. I believe it is important to make some comments about resort activity in Brazil.


a) There must be around 14 Resorts operating in Brazil.

b) for the most part, they are located close to areas with a number of days with high solarity and low rainfall. Many in the Brazilian Northeast. Similar thing with Cancún, the Mediterranean, the Caribbean islands, etc...

c) almost all of them have a total area similar to our area, but some are without controlled access and guests are harassed by street vendors, people, etc... The night is a party for mosquitoes. In some the sea is dark and rough, with sandbanks, etc.... A terror for parents.

d) The worst is when they are built on mangroves, not respecting the ecological advantages as a whole, or even the area is artificially produced by landfilling. Some resorts were poorly designed and built very close to the sea, with the majority of the paia area already being reclaimed by the sea.

e) some others with serious problems with algae or little sand.

f) In none of the seven large resorts is the beach the biggest attraction. In ours, the beach is everything that others don't have. Strip of sandy beach, ideally sized private beach, app. 4 km of private beach, naturally protected by rivers both to the south and north, with no possibility of access for people and/or street vendors. If the potential client likes extension, Itapoá has 35 km of paria and then one of the most beautiful bays on the planet. Babitonga Bay.

Along its entire length, we have planted seedlings of coconut, weeping and sombrero trees and royal palm trees, which should be born soon. 2 to 3 years old, leafy trees with exuberant beauty. If the client wants more excitement, Itapoá or Guaratuba has a lot to offer. Our beach is calm and without violent waves. Ideal for children and adults. There are no holes near the beach. AROUND THE ISLAND IS A VERY FAMOUS



1) In the middle, the desilting of small streams was worked on, allowing trips in small boats and/or pedal boats between some areas that are mangroves, without tourists putting their feet in the mud or having to be afraid of crabs and other animals. The streams are not spread throughout the area. The cool thing is that they are centred in the middle, allowing even large boats to go out to the high seas and the small arms of the larger river lead to the mangrove. The natural beauty of it all is fantastic. Best quality ecotourism. Something for foreigners to drool over their natural beauty. Not to mention that there are even alligators there.

2) The central area has some important trays that do not require artificial landfills. The central part is also open without any problems with mosquitoes in general. The 5.5km access is already solid and just needs to be finished due to its construction over 10 years ago. This access needs to be regained. It is already 20 years old, 12 meters wide, with ditches on both sides.

3) We have a lot of palm heart seedlings there. All landscaping and maintenance over the last 15 years has been on us.

4) All maintenance problems are somewhat under control. The road ditches are clean on the beach before and after the arms. Trees were planted, native fruit trees were replanted, landscaping is in progress, the boundaries are clean, and there is a gate at the entrance. The planimetric survey of part of the area has already been done, at least in my late father's area. It is ready to be taken to INCRA.

5) regarding the titles, they are perfect.

6) in relation to Itapoá, tell potential interested parties that Itapoá will receive heavy investments in the next 10 years. The port in Babitonga Bay of the Batistela Group will be 500 million in investments over the next 5 years, 35 km from our area. Studies are underway on the international level golf club. The airport is 20 km away in the city of Joinville. Itapoá will have a tremendous real estate boom in the next five years, similar to Praia Brava and Itapema. Remember Camboriú 50 years ago. It was nothing, today it is what it is, and it only has 8 km of the marine strip. Itapoá is 35 and we are four. Itapoá is already a district and has a forum, master plan, etc...


The world is full of resorts in places like Cancún, the Mediterranean, northeastern Brazil, etc. With the problem in the ozone layer, pollution, and high flow of tourists and vacationers, our area follows the pattern of ecotourism trends, with a significant difference. Many today look for places with an average level of sunlight and rainfall. Remember the beauty of the mangroves and the Atlantic forest nearby. Serra do Mar, Litorina, October Fest, Beto Carrero, São Francisco, Sociedade de Curitiba and Bela Joinville, etc. The beautiful boat trips on Sai Mirim and Sai Guaçu, fishing, diving on the island that divides PR from SC, etc...

We are in conversation with some from the Sofitel chain. Other important ones, such as Renaissance, Superclubs, Accor, and Marriott, are also here. There are also plenty of crabs there. The local caiçaras have been taking them from there for a long time, and I allow them because I'm not exploiting them commercially. As we know, a dozen restaurants are quite expensive. Everything is a matter of professionalising extractivism within the principles of conservation and protection of species, fauna, and flora.

Studies were carried out on the property, and it was found that the salinity in the internal channels that irrigate the property would provide ideal conditions for the development of shrimp farming activities. The analysis demonstrated a percentage of 33 parts per million litres of water. This condition is exceptional for shrimp extraction, a commodity showing high profitability in national and international markets.
